Professional Mold Testing and On-Site Investigations

When we assess a potentially contaminated environment, we rely on a common sense approach to evaluating your structure. We have some of the best experts in the industry fully trained in highly specialized testing, but in most cases, professional testing is not necessary to assess a contaminated structure. For example, if you've experienced water damage from flooding or poor ventilation, odds are we'll be able to assess your structure simply by sight, which streamlines the process, saving you time and money.

If mold or water damage is evident in your structure, it doesn't make sense to pay extra for testing prior to the decontamination process. We use our professional testing services to ensure safe living environments following the restoration process. Once we decontaminate your structure, we make certain that the environment is healthy and the air is completely clean.

But there are times when professional testing is the best way to evaluate a potentially contaminated structure. Sometimes a slew of health problems arise unexpectedly in individuals living or working in the same environment. Are your employees or tenants complaining of poor air quality? Have you noticed an increase in illnesses in the workplace? Has allergy season become a year-round affair? If the answer to any of these questions is yes, your structure could be suffering from Sick Building Syndrome.

Sick Building Syndrome describes a contaminated structure whose occupants suffer from various health problems and discomfort because of poor indoor air quality. Often occupants struggle to pinpoint the exact types of illnesses experienced. Once professionals can directly attribute illness to airborne contaminates, the structure is diagnosed with Building Related Illness, or BRI.

How it works

We will inspect your building and Heating, Ventilation and Air Conditioning (HVAC) systems for visible mold or bacteria that cause BRI. Our diagnostic services include:

  • Air quality testing sampling for contracted testing (mold, VOC's etc.)
  • Thorough building inspections including air handlers, filters, ductwork, crawl spaces, attics, rooftops, air intakes and exhausts

We can also identify the quantity and description of mold and harmful bacteria down to the genus and species to help correlate our findings to the symptoms of your occupants. We want to identify the problem so we can offer you specific and helpful recommendations to restore the quality of life for you and your occupants. In many cases, we can correct the problem with the use of our remedial services, especially in the case of mold and bacteria contamination.

Phase One: The Initial Survey

We want to know as much about your situation as possible before our on-site investigation. So we typically ask questions and encourage our clients to send samples for testing. The more we know before our on-site investigation, the faster we'll be able to restore your home or business to safety.

Once we've received as much preliminary information as possible, we arrive for an on-site assessment. At the site, we collect data related to the building's HVAC System, the complaints of the building's occupants and any reported illnesses. We take photographs documenting visible trouble spots and test for general indoor parameters such as temperature, relative humidity, moisture readings and total volatile organic compounds. These parameters will be assessed with some of the top technological developments in the industry and any samples taken on-site will be tested. We'll also test the air, not just around the visible spots, but in the entire structure.

Phase Two: In-Depth Investigation

In situations that cannot be resolved by a Phase One evaluation, we'll move into Phase Two. Each situation is unique, but the following are possible tests that might be performed:

  • More extensive examination of the interior of the HVAC System including opening the ductwork to test for molds, bacteria or chemicals.
  • Continuous monitoring of basic air quality parameters (CO2, CO, Temp. RH) - 24 hrs/day for up to 14 days.
  • Testing and analysis of airborne bacteria and fungi (Bioaerosols)
  • Testing for Mycotoxins or Endotoxins.
  • Particulate assays - microscopic identification of fibers, pollens, fungi, or asbestos.
  • Chemical assays - Volatile Organic Compounds (VOC's), specific chemicals and identification of unknowns including Industrial Hygiene.
  • Indoor allergens - dust mites, cat and dog dander, cockroach allergens, endotoxins.

Phase Three: Remediation

Once problems have been identified, we move forward with solutions. Our dedicated, experienced staff can perform the necessary corrective measures including:

  • Mold remediation and bacterial decontamination using state of the art control methods.
  • Oversight and project management of abatement or remediation.
  • Chemical removal, clean-up as part of a Phase Two project.
  • Asbestos and lead abatement by licensed and reputable contractors under strict supervision by qualified project monitors and sampling technicians.
  • Final air sampling, mold or bacteria sampling and chemical analysis to insure clean-up was complete.
